Scale for a telephone at arm’s length

If a buyer must hover as though photographing a painting, they will not bother. On a door card or a talker, keep the mark large enough to scan from roughly a foot away, with quiet space around it. Do not imprison it in a busy pattern or a block of legal type.

On a prospectus, the upper third of a face beats the inner flap they will never open on the floor. On a unit card, one face may remain brand; the other, the code and a single line of instruction.

Tell them what will happen

“Scan to speak with this residence” is enough. “Scan for more” is not. People have been disappointed by more.

If voice is available, say they may inquire aloud or type. That one clause removes the fear that the telephone will begin broadcasting in a hushed show flat. Courtesy, printed small, is still courtesy.

Where the hand already is

The useful surfaces are the ones the buyer is already using: the door card they lean in to read, the prospectus on the table, the kitchen island in the model, the rail they rest their cup on. Hide the mark in a terms column and you have designed it not to be found.

One code per listing. Repeat it on those surfaces if you wish - the destination is the same. Do not invent a second square for the terrace and a third for the parking. Fragmentation is how codes die.

Light, glass, and glossy stock

Show flats are full of the things that defeat a camera: afternoon glare on a laminated board, a code behind glass, a dark foyer. Test the scan in the room, at the hour you actually receive visitors, on the telephone most people carry.

If it fails in the space, it has failed. Artwork that photographs well in a studio is irrelevant. Move the mark, enlarge it, or change the stock before you blame the buyer.

One listing, not one campaign

Campaign QRs perish when the campaign ends and leave dead squares on the model. A listing QR should outlive the weekend invitation. Change the files behind it when the story changes.

When the residence leaves the bay, withdraw the code. A dead mark that still claims to speak is worse than a blank door.
