Floor plans, specifications, photographs, and films are not decoration. They are the intelligence from which the listing is permitted to speak.
A conversation without a dossier is an improvisation
Most digital assistants on a listing page are fluent and ungoverned. They will invent a river aspect, a ceiling height, a completion date, because fluency is what they were trained to produce. A buyer standing in a show flat does not need fluency. They need an answer the floor can later defend.
Voaize is built on the opposite premise. You assemble a dossier for the residence: plans, specifications, photographs, terrace walkthroughs, a finish schedule, a note on what each film concerns. The page answers from that material. If the files are silent, the residence should confess ignorance - not compose a view it has never been shown.
This is not a limitation of the product. It is the product. Honesty, in a gallery, is operational. An invented spec is a liability the moment an associate is asked to repeat it.
What belongs in the dossier
The useful files are the ones a considered buyer already expects to exist: the floor plate, the schedule of finishes, the parking allocation, the levy, the aspect from the principal rooms, the films of the terrace and the kitchen. Photographs without a caption are scenery. Photographs with a sentence of description become answers that can appear at the right moment.
A short note on brand voice is optional, and so are the claims you must never make. Both are part of the same discipline. The listing should sound like the house, and it should refuse to sound like a rumour.
You need not upload an encyclopaedia. You need the files you already stand behind. The conversation will be as good as that archive, and no better - which is precisely the point.
Silence is a feature
When a buyer asks whether the west terrace sees the river, and no film or plan records that fact, the correct reply is that the files do not say. The incorrect reply is a confident yes drawn from a neighbouring listing, a rendering, or the open web.
Buyers forgive a residence that does not know. They do not forgive one that misleads. The associate who arrives ten minutes later should be able to pick up the same sentence, not walk it back.
If a question recurs and the files cannot answer it, that is a signal to the gallery, not a failure of the code. Add the missing sheet. The next scan is already current.
The printed mark does not carry the intelligence
The QR is a pointer. The dossier lives behind it. When finishes change, when pricing is revised, when a terrace film is replaced with a better one, you replace the file. You do not reprint the door card.
Galleries that treat the code as a poster will let the intelligence rot. Galleries that treat it as a living listing page, with a paper pointer on the model, will keep it exact. The difference is a habit, not a reprint budget.
What the buyer actually receives
They scan. They speak or they type. They receive an answer whose provenance they could, in principle, inspect: this plan, this film, this schedule. When they ask about the terrace, the walkthrough you described can appear while the page replies.
That is the entire covenant. The residence speaks, but only with the voice you gave it, from the papers you signed, about the rooms they are already standing in.
